Mountain Iron Planning and Zoning Commission
August 26, 2024
Chairperson Jim Techar called the meeting to order at 6:30 p.m. with the following members present: Margaret Soyring, Al Stanaway, Lauren Buffetta, Barb Fivecoate, Mayor Peggy Anderson, Jerry Kujala, Zoning Administrator and Brian Lindsay, City Attorney. Absent members: Steve Hunter.
- Kujala added Monster Ink and Former Country Kitchen Building to the agenda under New Business.
It was moved by Fivecoate and seconded by Buffetta to accept the Consent Agenda and minutes of the August 12, 2024, meeting. The motion carried with Hunter absent.
Open Forum:
- Ed Roskoski reported that a new storage container has appeared at Walmart
- Ryan Gunderson, Superior Fuel and attorney Mark Pilon were present to answer questions about what Superior Fuel is planning for the property purchased at 8421 Mud Lake Road. They have applied for a building permit for retail fuel dispensers with canopy and fuel tanks. This property is zoned commercial. There was lengthy discussion as to future plans on this site. There were concerns about industrial zoned use of this property which is prohibited.
It was moved by Buffetta and seconded by Fivecoate that the Superior Fuel Commercial permit should be processed for Retail on site, pursuant to Auto Service Station activities as defined in ordinance 154.002. The motion carried with Hunter absent.
- Julie Simek, owner of Monster Ink approached the Commission about the property at 8870 State Street where she plans to construct a building for this business. Her business is permitted on the Industrial Zoned property, however she has plans on purchasing adjacent property in the future which will not be allowed in the Industrial Zone. It was decided that the Commission will review Ordinance 154.030 Planned Unit Development Zoning and discuss it at the next meeting on September 9, 2024, to see if it is an option to rezone.
- Jacob Littler addressed the Commission about a Hemp THC retail and manufacturing business in the former Country Kitchen Building. Retail is allowed in the commercially zoned area; however, the manufacturing would have to be Conditional Use permit. The manufacturing is only going to be done for a short period of time.
It was moved by Fivecoate and seconded by Kujala to draw up a Conditional Use permit for commercial property and present it at the September 9, 2024, meeting. The motion carried with Hunter absent.
At 8:50p.m. it was moved by Buffetta and seconded by Stanaway that the meeting be adjourned. The motion carried Hunter absent.
